From bare land to better living: a new chapter for HPA
Nearly three decades after HPA began, a new identity reflects the business it has become and the future it is creating.
Nearly three decades after HPA began, our new identity reflects the business we have become and the future we are creating.
Since 1997, HPA has turned bare land into retirement communities, healthcare facilities and places people are proud to call home.
Today, our track record includes 14 sites delivered or in delivery, more than 1,350 villas and over $450 million in realised value at completion.
For much of that time, however, our reputation has travelled through relationships and word of mouth. The people who have worked with HPA understand the full breadth of what we do. From the outside, it has not always been so clear.
That is why we have evolved the HPA brand.
This is not about changing who we are. The HPA name, our heritage and our values remain. The change is about presenting the business more clearly and confidently, and showing the market what our investors, partners and residents have experienced for years.
HPA is not simply a designer, builder or project manager. We manage the complete journey, from land identification and feasibility through capital structuring, consenting, design, construction, sales, village operations and long-term ownership.
All of those disciplines work as one team, around a single idea.
From bare land to better living.
It describes the physical transformation at the heart of every HPA project, but it also means something more.
For landowners, it is about recognising what a piece of land could become.
For investors, it is the opportunity to support a tangible, long-term asset with a clear community purpose and clear returns.
For residents, it is a place where retirement feels like the beginning of something, not the end.
We believe moving into a retirement village should not mean accepting a smaller life. The section may become smaller, but connection, support, security and opportunity should become greater. Our goal is to create vibrant communities where life gets better, not smaller.
Designed and delivered from the ground up
Retirement village development is complex. It requires sound feasibility, patient capital, thoughtful master planning, regulatory expertise, disciplined delivery and a genuine understanding of how a village operates after the construction team leaves.
HPA brings those capabilities together under one roof.
That integration means fewer handoffs, better alignment and clear accountability. The people making the early decisions remain connected to the outcome. We retain equity and stay involved because the long-term success of the community matters as much as completing the build.
Our standard is straightforward: would we be proud for our own parents to live here?
Building the next stage
The next chapter for HPA is one of considered growth.
We intend to bring our model to more regions across New Zealand, build stronger partnerships with aligned investors and landowners, and continue improving the systems behind design, construction and village operations.
We will also do a better job of telling the stories already unfolding inside our communities: the friendships formed, the teams behind the work and the residents who bring each village to life.
Growth will not come at the expense of quality or personal involvement. We would rather deliver fewer villages exceptionally well than grow beyond our ability to stand behind the outcome.
Our new identity and digital presence are an important step in that direction. They provide clearer pathways for residents, investors, landowners and industry partners to understand HPA, explore our work and start a conversation.
The brand may look different, but the commitment behind it is stronger.
Full ownership. Genuine care. Communities built to last.
From bare land to better living.
