Pride in the outcome
We hold every project to a simple standard: would we be proud for our parents to live here? If the answer is not yes, we are not done. We do not cut corners because we stay long enough to live with the consequences.

Philosophy
HPA believes retirement should feel like the beginning of something, not the end. We create communities where people can live independently, stay connected and enjoy what matters, with every village designed to make life better.
02
Our values

We hold every project to a simple standard: would we be proud for our parents to live here? If the answer is not yes, we are not done. We do not cut corners because we stay long enough to live with the consequences.

We take on the full journey and we are involved in every part of it. When something goes wrong, we are likely already on it. When something goes right, it is because we were across it.

We walk away from the deals that do not feel right. The wrong investor, the wrong land, the wrong partner will cost more in the long run. Our moral compass is not negotiable.

We are in the service industry. From the first resident who moves in to the last. Villages are not assets on a balance sheet. They are places where people live, connect, and belong.

Every village carries the HPA brand. Our reputation lives in every community long after the build. We hold equity, we stay involved, and we stand behind the outcome.

Investor philosophy
The confidence we can give potential investors and landowners is our track record. We have a storied history of very successful villages. We have clients that became friends around us that we still catch up with for a coffee.
